CAHPI is a professional organization formed by people operating within the industry for the purpose of:

    1. Promoting public awareness and confidence in the home inspection industry and to promote public good will.
    2. To promote excellence within the profession and to improve inspection service through the CAHPI/ASHI Standards of Practice and Code of Ethics.
    3. To provide members with a forum in which to enhance their professionalism through education and informed exchange.
    4. To interact with related professions, associations, societies, and the government bodies as the leading authority in the home inspection profession.

Our local chapter of CAHPI, The Canadian Association of Home & Property Inspectors (BC) has over 300 members and candidates for membership, and is growing. Meetings are held once every two to three months in conjunction with an all day educational meeting. You are invited to come out to a meeting, have lunch and meet other colleagues with similar interests. Please contact the Association office for more information on our next meeting.

MEMBERSHIP PROCESS

Membership in CAHPI(BC) is attained by meeting a stringent set of guidelines, and by the demonstration of professional competence in the home inspection industry.

Candidate for Membership

Candidates for membership are new to the association and have not yet completed the CAHPI(BC) mandatory educational requirements.

  1. Submit Candidate Membership Application Form and Exam Application Form.
  2. Achieve 75% passing grade on CAHPI Exams within 12 months of payment of exam fees;
  3. Successful completion of 50 hours of field training under the supervison of a current CAHPI(BC) RHI with 1000 fee paid inspections; a list of qualified field trainers in your area will be provided to you after exams are completed.
  4. Successful  completion of a Peer Review Inspection (PRI);
  5. Achieve substantial compliance on 5-Report Verification reviewed to CAHPI Standards of Practice by a CAHPI(BC) Verifier within 6 months of passing the CAHPI(BC) exams. Reports must be on single-family, detached homes. A list of pictures which must be included with each Report will be provided by the CAHPI(BC) office.
  6. Submit Service Contract Usage Declaration or provide a letter from an independent B.C. licensed legal counsel confirming your contract substantially complies with the CAHPI(BC) contract.
  • Failure to complete the above requirements within the prescribed time limits will result in the forfeiture of your Candidate Processing Fee and all exam and verification results.
  • A Candidate for Membership is NOT allowed to refer to CAHPI in their advertising, stationary, business cards or promotions. CAHPI(BC) will take disciplinary action against members who advertise without authorization.

Associate Member

Associate Members have completed the mandatory educational requirements of becoming an RHI, however they have not yet performed the required 250 fee-paid home inspections.

  1. Complete Candidate for Membership requirements;
  2. Submit current Associate Membership fees;
  3. Submit proof of Errors & Omissions Coverage or be covered by the CAHPI(BC) Legal Benefits Plan;
  4. Submit proof of General Comprehensive Liability Insurance Coverage.


Registered Home Inspector (RHI)

This is the highest CAHPI(BC) designation. These Inspectors have successfully completed all educational requirements as set by the Association and have performed a minimum of 250 fee-paid inspections.

  1. Complete Associate Membership requirements;
  2. Submit notarized list of 250 fee paid inspections (including date, client's name and address) to the CAHPI(BC) office for 250-Report Standards of Practice Verification. The Executive Director will randomly choose 5 reports from the list for verification submission.

CAHPI EXAMINATIONS


Regardless of your past work experience, to join CAHPI(BC) you must pass a series of seven exams that will test your knowledge of the home inspection industry.  These exams are proctored in the Kelowna CAHPI(BC) office, and consist of 50 multiple choice questions for each exam .  The passing grade for each exam is 75%.  If an exam is failed twice, you must provide us with proof of education.  The exam fee, including Candidate for Membership Fees, is $800.00 plus GST.  Exam rewrites are $75.00 plus GST. Please note that all exams must be successfully completed within 1 year of payment of fees.  Exam dates and times are scheduled regularly Monday through Friday 9am to 4pm, please contact the CAHPI(BC) office to arrange a exam time.  Click here for an Exam Study Guide and current Exam Application Form

You are welcome to challenge the CAHPI(BC) exams, however Candidates who take the Carson Dunlop Home Study routinely pass the CAHPI(BC) exams on their first attempt. Download the Home Study Order Form

REPORT VERIFICATION

A Candidate for Membership is required to have their reports verified within 6 months of passing the CAHPI(BC) Exams. This ensures that the reports meet the CAHPI(BC) Standards of Practice. It is the responsibility of the Candidate to ensure their reporting system meets the CAHPI(BC) Standards of Practice. Verification applies to single-family dwellings only and must include the appropriate photos. These are not fee-paid inspections, they may be on your own home and friends homes.

USE OF CONTRACT

All applicants must complete a Service Contract Usage Declaration. CAHPI(BC) provides a Standard Contract to its members free of charge. If the member chooses to use a different service contract you must also provide a letter from independent B.C. licensed legal counsel confirming their contract substantially complies with the CAHPI(BC) contract.

INSURANCE

 All CAHPI(BC) members must hold a valid General Comprehensive Liability Certificate of Insurance. CAHPI(BC) has a group policy available to those who have reached Associate member status.  CAHPI(BC) members must also have valid E&O vs LBP Requirements, by either holding an acceptable Errors & Omissions Insurance Certificate or becoming a member of the CAHPI(BC) Legal Benefits Plan when they reach Associate Member Status.

MEMBERSHIP RENEWAL REQUIRMENTS FOR RHI & ASSOCIATES

Registered Home Inspectors and Associate members must renew their membership annually. Proof of earning 80 hours of continuing education credits is a membership requirement and must be submitted every 2 years.
1. Remit Renewal Application and fees annually prior to September 1st;
2. Submit proof of current CGL insurance coverage with minimum one million coverage;
3. Submit proof of current E&O insurance coverage or be enrolled in the CAHPI(BC) Legal Benefits Program; Minimum one million per claim, one million aggregate and must cover Water Ingress.
4. Submit proof of Membership Renewal Credits - 40 educational credits per year (submitted every two years) in recognition of the importance of continuing education for practicing professionals. (see Policy Manual for details).
